Basepoint - Southampton, Andersons Road

As a small business tenant, I was charged £897 for a “restoration fee” at the end of my agreement. This fee is described as a service (cleaning, testing, etc.), however I was later informed that it is applied as a fixed charge on every occasion, regardless of the condition of the office or whether any work is actually required. This distinction was not clearly communicated at the point of signing. A fixed, unavoidable charge of this nature should be presented transparently, not framed as a variable service. In addition, the requirement for notice to align strictly with calendar months was not made clear, resulting in being charged for an additional full month despite giving notice part way through a month. I raised a formal complaint, but the response relied solely on the fact that terms were “available”, without addressing the lack of clarity around how these charges actually operate in practice. Disappointing experience and not what I would expect in terms of transparency.

Posting this as a warning to other small business’s. Unfortunately at the end of our agreement I was faced with a restoration fee which was well over what a month’s worth of rent was. They had nothing to restore in the unit and we left in a similar condition what it was provided to us in, being described as ‘perfect’ by them. Despite communication between us there was nothing that could be down at a local level - this was pretty tricky to navigate as a small business. I raised this higher and have had no response at all - now from both a higher and local level. The more I have researched the more I know - the company have several unpaid court resolutions from 2023 & 2025. All unsatisfied (ie unpaid) despite court and judge being involved. Positives: Day to day the team are great. They are generally proactive and responsive to issues that arise (not that these happened regularly). The site itself is friendly and there is a nice feel despite the area and location (being in the middle of Southampton!) It’s a shame as if the business had better values and principles then this would be such a different review. Hope this is helpful to others.

Fantastic One-Day Visit – Will Definitely Be Returning! I spent just one day at the business center and was thoroughly impressed. The space is modern, professional, and well-equipped — perfect for getting work done in a comfortable environment. What really stood out was the warm and friendly atmosphere, which made the experience even better. A big thank you to Kate the center manager and the center team — they were incredibly kind, welcoming, and helpful throughout the day. Their hospitality truly made a difference and is a real credit to the center. I’ll definitely be returning and would highly recommend it to anyone needing a great place to work, even if just for a day! My experience with the company as a whole have been remarkable not a single fault at all.

I had an excellent experience from start to finish! The team especially Kate the Centre Manager was incredibly professional, attentive, and made the whole process smooth and stress-free. Communication was clear and prompt, and they went above and beyond to ensure everything was handled perfectly. The space itself is modern, clean, and has all the amenities I could ask for. I would highly recommend them to anyone looking for office space – truly outstanding service!
